Commercial Rooftop Unit (RTU) Service on Long Island

Last updated Reviewed by Waseem Shahzad, Lead Technician

Commercial rooftop unit (RTU) and package unit service for businesses within 15 miles of Deer Park: diagnosis, repair, maintenance and replacement.

K2 services commercial rooftop units and package units from our shop at 60 S 2nd St, Unit V in Deer Park, for businesses within about 15 miles across western Suffolk and eastern Nassau. We work on a single unit over a store and on sites with a dozen or more numbered units.

Our EPA Section 608 certified technicians handle no-cooling and no-heat calls, compressor and control repairs, economizers, multi-unit maintenance visits and performance evaluations, and we give you a written report and a price before repairs go ahead.

Why is my rooftop unit not cooling?

The common causes are a dirty condenser or evaporator coil, low refrigerant from a leak, a failed capacitor, contactor or fan motor, a compressor that won't start, and controls such as a time delay or the thermostat controller. Clogged filters and a faulty economizer letting in hot outdoor air also cause weak cooling.

What does an economizer do on a rooftop unit?

It brings in outdoor air for free cooling when the air outside is cool and dry enough. It uses an enthalpy or temperature sensor and a controller to decide when to open the damper. When the sensor or controller fails, the damper can stick open on hot days or never open, wasting energy.

Why is one compressor not running on a two-stage RTU?

Many larger RTUs have two compressors, and the unit can limp along on one, so the space cools slowly on hot days. The cause may be the compressor itself, but often it's a control: a time delay switch, a contactor, a safety, or low refrigerant on that circuit. Each circuit is tested separately.

How often should rooftop units be serviced?

At least twice a year: a cooling check in spring and a heating check in fall. Filters on busy sites often need changing more often. Units serving restaurants, salons or dusty light-industrial space get dirty coils and drains faster and may need quarterly filter and belt checks.

Should you repair or replace an old rooftop unit?

Repair when the failed part is a control, sensor, motor or capacitor and the unit is otherwise sound. Replacement is worth pricing when a compressor has failed on an older unit, the unit runs on R-22, or repairs keep stacking up. We give you both prices and the age and condition notes for planning.

Can you service all the units on one building in one visit?

Yes. Multi-unit maintenance visits are a regular part of our commercial work. We number each unit, service them in one trip, and list what we found unit by unit, so you can approve the urgent repairs now and plan the rest. One recent site had at least 14 numbered units.

What fails most often on rooftop units?

Our Housecall Pro records show 45 rooftop and package-unit jobs at 28 commercial sites between May 2022 and August 2026. These are the problems we find most:

 • Refrigerant leaks. On a Deer Park multi-unit visit this summer, one unit's second compressor was low on R-22, and another needed a nitrogen leak search, repair and recharge on both compressor circuits.
 • Dirty coils. Heavily soiled condenser and evaporator coils cause high pressures and weak cooling. In Central Islip we chemically cleaned both coils and replaced filters and cleaned the drain lines as part of a tune-up.
 • Economizer controls. On a Plainview unit, the enthalpy air sensor and the economizer zone controller were replaced and calibrated so the outdoor air damper responded properly again.
 • Controls and time delays. On a two-compressor unit running on one, a time delay switch, thermostat controller and economizer zone controller were replaced, and both stages ran again.
 • Compressors. Our records include RTU compressor replacements, and a failed compressor is the point where we price repair and replacement side by side.
 • Filters, belts and drains. Clogged filters, worn belts and blocked condensate drains cause many no-cooling and water-on-the-ceiling calls.

What happens on a rooftop unit service call?

A rooftop unit service call follows this order:

 1. Tell us which unit. When you call, tell us the unit number or the space it serves, what it's doing and any thermostat or controller alarms. If there's a work order number, have it ready.
 2. Safe roof access. The technician confirms roof access with your building contact, then locks out power at the unit disconnect before opening panels.
 3. Diagnosis. They check filters, belts, coils, capacitors, contactors and motors, test each compressor circuit and its pressures, the economizer and the controls, and watch a full cycle.
 4. Written findings and a price. You get the cause, the repair and the price for approval, plus notes on the unit's age and condition.
 5. Repair and test. After approval we make the repair, run the unit in cooling or heating, and confirm supply air temperature and drain flow before leaving.

What does rooftop unit service cost?

We don't publish rooftop unit prices on this page. Repairs range from a filter change to a compressor, and replacement depends on tonnage, the curb, rigging and duct connections. You get a written price before any repair or replacement goes ahead.

What moves the price:

 • The repair. A sensor, a controller, a motor, a leak repair and a compressor are each very different jobs.
 • Refrigerant. Older units on R-22 cost more to recharge, because the refrigerant is no longer produced.
 • Unit size and count. A 7.5-ton RTU takes more time than a 3-ton package unit, and a dozen units take more than one.
 • Access and timing. Roof hatches, ladders, cranes for replacements and after-hours work all affect the price.

Repair or replace your rooftop unit?

We give you the repair price and, on older units, the replacement price side by side. Repair is usually right for a control, sensor, motor, capacitor or a leak at a fitting. Replacement is worth pricing when a compressor fails on an aging unit, the unit runs on R-22, or several parts are failing at once. On one Plainview unit this year, the repairs worked, but the record notes that given the unit's age and condition, replacement is the more reliable long-term answer.

When a unit does need replacing, we disconnect and remove the old unit, set the new one on the curb, reconnect and retrofit the supply and return ducts and the drain, and start it up. In Farmingdale this summer, that meant replacing an old Trane rooftop unit with a new 7.5-ton Trane RTU. See commercial HVAC for how we plan replacements.

What does a commercial maintenance visit cover?

On each unit we replace filters, check belts and pulleys, inspect and clean the condenser coil, check the evaporator coil, flush the condensate drain, test capacitors, contactors and motors, check refrigerant pressures on every compressor circuit, test the economizer and controls, and check the heating section before the heating season. Our commercial rooftop unit maintenance checklist lists the items in more detail.

For multi-unit buildings, the report lists each unit by number, so the repairs we recommend during maintenance can be approved one unit at a time.

What is a performance evaluation?

When a unit is old, or a space never feels right, a performance evaluation looks at how the unit is actually running: supply and return temperatures, pressures on each circuit, airflow, economizer operation and the condition of the coils, compressors and controls. You get a written summary and a recommendation to repair, monitor or plan a replacement, which helps when you're budgeting for several units across a building.

Who is responsible for the rooftop unit in a leased space?

The lease usually decides who maintains and replaces rooftop equipment. Before you approve a large repair or a replacement, confirm with your landlord or tenant who owns the unit and who signs off. We can send the findings and price to both parties so the decision doesn't hold up the repair.

Rooftop Unit Service: Frequently Asked Questions

How much does rooftop unit repair cost?

It depends on what failed. A sensor, a controller, a motor, a leak repair and a compressor are very different jobs, and older R-22 units cost more to recharge. We diagnose the unit, then send a written price for approval before any repair goes ahead.

Do you work on rooftop units you did not install?

Yes. Most of the rooftop units we service were installed by someone else. We work on the major brands, including Trane and York. Unit nameplate photos, model and serial numbers and any past service reports help us bring the right parts.

Do you service multiple units on one building?

Yes. Our records include maintenance visits at sites with a dozen or more numbered units. We number each unit, service them in one trip, and report findings and recommended repairs unit by unit, so you can approve the urgent ones first.

Can you replace a rooftop unit on the same curb?

Often, yes. Many replacements reuse the existing curb, with the supply and return ducts retrofitted to the new unit. Where the new unit's footprint doesn't match, a curb adapter is needed. We check that on the site visit and include it in the price.

What happens if you find more problems during maintenance?

We list them in the report with a price for each, unit by unit. Nothing is repaired without approval. On a recent Deer Park visit, maintenance found repairs needed on three units, and the work went ahead once the customer approved it.

Do you offer commercial maintenance plans?

Yes. Commercial plans include scheduled visits, a report on each visit and preferred response. See commercial maintenance plans, or call (631) 414-7141 for current pricing.
