Furnace, Boiler & AC Tune-Ups
Last updated Reviewed by Waseem Shahzad, Lead Technician
Seasonal tune-ups for furnaces, boilers, air conditioners and heat pumps, with the readings written down.
A tune-up is the cheapest way to avoid the no-heat call on the first cold night, or the no-cool call in the first heat wave. K2 tunes up furnaces, boilers, central air and heat pumps for homes within about 15 miles of Deer Park. Book a single visit, or join a maintenance plan that books both seasons for you.
Common Problems We Fix
Most heating and cooling breakdowns start as a part wearing out quietly. These are the ones a tune-up is designed to catch:
- Furnaces: a cracked or weak hot surface ignitor, a dirty flame sensor, an inducer motor with worn bearings, a plugged condensate trap on high-efficiency models, and venting problems.
- Oil burners: a worn nozzle, a clogged filter, electrodes out of adjustment and soot build-up, which all waste fuel before they cause a lockout.
- Boilers: a waterlogged expansion tank, a sticking zone valve or circulator, a low-water cutoff that needs flushing, and a steam pressure control set too high.
- Air conditioners and heat pumps: a capacitor drifting out of spec, pitted contactors, a clogged condensate drain, dirty coils and an incorrect refrigerant charge.
What Happens on the Visit
What gets checked depends on the equipment, but every visit ends with the readings written down, not just ticked boxes.
- Furnace tune-up: burners and flame sensor cleaned, ignitor, inducer, pressure switch and limit switches tested, gas pressure and temperature rise checked, heat exchanger inspected, venting and carbon monoxide checked, filter and blower checked.
- Boiler tune-up: system pressure and expansion tank, relief valve, circulators and zone valves, low-water cutoff, burner and combustion on oil (nozzle and filter replaced), venting and controls.
- AC and heat pump tune-up: coils cleaned or rinsed, condensate drain cleared and float switch tested, capacitor tested under load, contactor inspected, refrigerant charge checked by superheat and subcooling, static pressure and temperature split measured, and the defrost cycle tested on heat pumps.
Our article on what we actually do in an AC tune-up goes through the cooling visit item by item. If we find a part that is failing, we tell you what it is, what it costs and whether it can wait. Repairs are never done without your approval.
What Affects the Price
- Single visit or plan. A maintenance plan covers the scheduled visits and adds a repair discount and priority scheduling; current plans are on the maintenance page.
- Equipment. A boiler or oil burner visit includes parts, such as a nozzle and filter, that a gas furnace visit does not.
- Number of systems. Homes with two systems, or a furnace plus a separate air conditioner, need more time.
- Condition. A heavily fouled coil or a badly blocked drain takes longer to clean.
Repair or Replace?
A tune-up is also the best time to get an honest read on whether your system is worth keeping. We look at age, repair history, the readings and parts availability, and we will tell you if the money is better spent on replacement. Warning signs include a furnace past 15 to 20 years that needed repairs in each of the last two seasons, an air conditioner that needs refrigerant added every year, and a cracked heat exchanger, which ends a furnace's life. If replacement is the right call, planning it in spring or fall beats doing it in an emergency; see emergency vs. planned replacement. What Our Customers Say
"This was my first time using K2 Cooling & Heating, and I couldn't be happier with the experience. Waseem arrived on the scheduled day right on time and took the time to listen carefully to the issues I was having with my HVAC unit before beginning any work. He quickly diagnosed the problem and explained everything clearly in a way that was easy to understand. His professionalism, knowledge, and attention to detail were outstanding. He fixed the issue efficiently and made sure everything was working properly before he left. It's refreshing to work with someone who genuinely cares about providing excellent customer service. I highly recommend Waseem and K2 Cooling & Heating to anyone looking for honest, reliable, and knowledgeable HVAC service. I will definitely be using them again in the future!"
"Waseem is excellent. He checked my hearing system, diagnosed the problem and fixed the whole system. Now the heat is working excellently. I am high recommending this company to any person’s house. He is very thorough and spent as much as was needed to repair the heat. We are very thankful. He is excellent. Thank you so much to your company."
"This is my second (distinct) job with K2 HVAC and I couldn't be more appreciative of their prompt and quality services. The first job (a replacement of my heating unit) was handled excellently by Shelby and the second (a replacement of my hot water unit) was amazingly handled by Waseem. The backend customer support is fantastic too, as Sadia is ever responsive by text and phone call. All said, I recommend their services wholeheartedly!"
HVAC Tune-Ups: Frequently Asked Questions
When should I schedule a furnace or boiler tune-up?
Early fall, before the heat goes on for the season. Booking in September or early October means the work is done before the first cold week, when breakdown calls stack up, and parts are easier to get. Cooling equipment should be tuned up in spring, before the first heat wave.
What is included in an AC tune-up?
Coil cleaning, clearing the condensate drain and testing the float switch, testing the capacitor under load, inspecting the contactor and wiring, checking refrigerant charge by superheat and subcooling, and measuring static pressure and temperature split. Every item is standard on our cooling visits, and you get the readings in writing.
How long does a tune-up take?
A typical residential tune-up takes roughly an hour to an hour and a half per system. Oil burners and boilers, heavily fouled coils or badly blocked drains take longer. A twenty-minute visit cannot include the measurements that make it a real tune-up.
Is a maintenance plan better than booking single tune-ups?
If you would book both the heating and cooling visits anyway, a plan usually works out better: it includes both visits each year, plus a repair discount and priority scheduling on busy days. See the maintenance page for current plan options.
Does a tune-up help keep my warranty valid?
Often, yes. Many manufacturer warranties require documented annual professional maintenance, and a claim can be denied without service records. Keep every tune-up invoice. Check your own warranty document for the exact requirement.
Do heat pumps need a tune-up twice a year?
Yes, ideally. Heat pumps heat and cool, so they run most of the year. A visit before winter checks the defrost cycle and heating performance, and a visit before summer covers the cooling side, coils and drain.

Watch: What Actually Happens During an AC Tune-Up
Most homeowners assume a tune-up means someone walks around the unit, nods a few times, and hands over a bill. Fair enough — nobody's ever shown them otherwise.
