Steam & Hot-Water Boiler Systems
Last updated Reviewed by Waseem Shahzad, Lead Technician
Service and repair for steam and hot-water heating: boilers, radiators, baseboard, vents, zones and circulators.
Do you have steam or hot-water heat? If your radiators hiss and the boiler has a glass tube showing the water level, it is steam. If water is pumped through baseboard or radiators and the boiler has a pressure gauge around 12 to 25 psi, it is hot water (hydronic). Both are common in older Long Island homes, and K2 services both for homes within about 15 miles of Deer Park.
What goes wrong with steam and hot-water systems?
Steam and hot-water systems fail in different ways, but most problems come down to water level or pressure, trapped air, or a part that controls flow.
Steam systems
- Low water and lockouts. The low-water cutoff shuts the burner off when the water drops below a safe level. A dirty or failed cutoff causes no-heat calls or, worse, lets the boiler fire with too little water.
- Dirty sight glass and surging water. Oil and debris in the water make the level bounce, which trips the cutoff and causes water hammer.
- Radiator and main vents. Vents that stick shut leave radiators cold; vents that stick open hiss and spit water.
- Banging pipes. Water trapped in sagging pipes or radiators tilted the wrong way.
Hot-water (hydronic) systems
- Pressure too high or too low. A waterlogged expansion tank, a failing feed valve or a leaking domestic hot water coil. See our boiler pressure guide.
- Air in the loops. Gurgling pipes and baseboard warm at one end only. Air bleeders corrode and stop working.
- One zone cold. A zone valve or zone circulator that has failed, or a thermostat that has stopped calling.
- Dripping relief valve. Pressure reaching the valve's limit, usually because the expansion tank has failed.
What happens on a steam or hydronic service visit?
What does the technician check? The burner and the water side together, because a boiler that fires fine can still leave rooms cold if water or steam is not moving.
- Safety first. On steam, the water level, sight glass, low-water cutoff and pressure control; on hot water, the pressure, relief valve and expansion tank.
- Burner and venting. Ignition, flame, flue and, on oil, the nozzle, filter and electrodes.
- Distribution. Steam vents and radiator valves, or circulators, zone valves and air bleeders on hot-water systems.
- A price before repairs. We explain what failed and what it costs, then make the repair.
- Test. We run the system through a full cycle and confirm every zone or radiator heats.
Recent examples: a steam boiler tune-up in Deer Park with an expansion tank and air bleeder replaced, a Dix Hills boiler with one of three zones cold from trapped air, baseboard fins cleaned and three air bleeders replaced in Huntington, a zone valve assembly replaced in Deer Park and a leaking hot water coil in Huntington.
What affects the cost of steam and hydronic repairs?
What drives the price? Which part failed, how easy it is to reach, and whether the system needs draining and refilling afterward.
- Small parts. Air bleeders, radiator vents and relief valves are quick repairs.
- Controls and pumps. Low-water cutoffs, zone valves, circulators and expansion tanks take more time, and some need the system drained.
- Purging and refilling. Air-bound systems need each zone purged; steam boilers sometimes need skimming to clean the water.
- Coils and piping. A leaking domestic hot water coil or corroded near-boiler piping is a larger job.
- Fuel. Oil burners need a yearly service that gas burners do not.
Should an old steam or hot-water boiler be repaired or replaced?
Is it worth fixing an old boiler? Usually, if the boiler itself is sound. Vents, valves, pumps, tanks and controls wear out and are replaced routinely, and a well-kept cast-iron boiler can run for a long time. Replacement makes sense when the boiler is leaking, cracked or badly sooted, when parts are no longer available, or when the fuel cost of an old oil boiler outweighs the repair.
Many homeowners keep the radiators or baseboard and replace only the boiler, or add a cold-climate heat pump and keep the boiler as backup. See boiler repair, boiler repair on Long Island, oil-to-gas conversion and oil-to-heat-pump conversion. What should you check on a steam boiler?
Look at the sight glass when the boiler is cold: you should see water about halfway up. If it is empty or very low, do not run the boiler; call. A full or completely empty glass, or water bouncing hard while it runs, needs a technician. Never add water to a hot steam boiler. If radiators on one floor stay cold while others heat, a stuck vent is the usual cause.
What should you check on a hot-water system?
Read the pressure gauge cold and hot, look for drips at the relief valve and around the boiler, and note which zones are cold. Our guides to boiler pressure and baseboard heat not working walk through the safe checks before you call.

Steam & Hot-Water Systems: Frequently Asked Questions
How do I tell if I have steam or hot-water heat?
A steam boiler has a glass tube on the side showing the water level and runs at very low pressure, and the radiators usually have small vents that hiss. A hot-water boiler has a pressure gauge that reads roughly 12 to 25 psi and pumps water through baseboard or radiators.
Why are my steam radiators banging?
Water trapped in pipes or radiators that slope the wrong way, or a boiler that is surging, causes the banging. Checking the pitch of radiators and pipes, the water level and the condition of the water usually fixes it.
What is a low-water cutoff?
A safety control on a steam boiler that shuts the burner off when the water drops too low. It needs regular cleaning or testing, and a failed one should be replaced right away.
Do you service radiant floor heating?
Our hydronic work is mainly boilers serving baseboard and radiators. Call (631) 414-7141 and describe your system, and we will tell you whether it is something we can help with.
