Ductless mini-split repair and maintenance for homes within 15 miles of Deer Park: diagnosis, cleaning, drains, refrigerant and parts.
K2 repairs and maintains ductless mini-splits from our shop at 60 S 2nd St, Unit V in Deer Park, for homes within about 15 miles across western Suffolk and eastern Nassau. We work on single-zone and multi-zone systems, wall units, ceiling cassettes and ducted mini-split air handlers, whoever installed them.
Most mini-split calls in our records turn out to be dirt and water, not broken parts: clogged filters, a dirty coil or a drain that stopped draining. We find the cause, tell you the price before any work, and show you what you can keep clean yourself.
Why is my mini-split running but not cooling?
Start with the filters. In our records the most common causes are clogged indoor filters, a dirty outdoor coil and an iced indoor coil, followed by low refrigerant from a leak and a failed capacitor or contactor outdoors. Check that it's in cool mode, not fan or dry, and that the outdoor unit is running.
What does a flashing light on a mini-split mean?
It means the unit has stopped itself and stored a fault. The pattern of flashes, or the code on the display, points to a category such as a sensor, communication between the indoor and outdoor units, drainage or a protection shutdown. Note the pattern before you reset it; our error code guide explains the common ones.
How often should a mini-split be cleaned?
Rinse or vacuum the indoor filters every two to four weeks when the system runs hard. Have the indoor coil, blower wheel, drain and outdoor coil professionally cleaned once a year, more often with pets, cooking nearby or a unit in a dusty basement. Dirty blower wheels are a common cause of musty smells.
Why is my mini-split dripping water inside?
Almost always the condensate drain. The line clogs with dirt and slime, the drain pump fails, or the line loses its slope, and water backs up and spills from the wall unit. Ice melting off a frozen coil can also drip. Turn it off, and we'll clear the drain and find why it clogged.
Does a mini-split need refrigerant every year?
No. A mini-split is a sealed system and shouldn't need refrigerant unless it leaks. If it's low, there's a leak, often at a flare connection on the line set. We find and fix the leak, pressure test it with nitrogen and then charge it, rather than topping it off every summer.
What do we find on mini-split calls?
Our Housecall Pro records show 60 mini-split repair and maintenance jobs at 52 homes between February 2023 and October 2026. These are the causes that come up again and again:
- Dirty filters and coils. Clogged indoor filters and a dirty outdoor coil cut airflow and heat transfer, and can trigger the same shutdowns and flashing lights as a failed part.
- Clogged condensate drains. The most common cause of water dripping from a wall unit. We clear the line with nitrogen and clean the pan.
- Flashing lights and error codes. Sensor faults, communication faults and protection shutdowns. Some clear after a cleaning; others need a thermistor or board.
- Refrigerant leaks. Flare connections, service valves and coils. Our records include leak searches and recharges on R-410A and R-32 systems.
- Iced indoor coils. Usually low airflow or low refrigerant. On a Commack no-cooling call this summer, the iced coil was melted, the drain cleared with nitrogen and the capacitor and contactor replaced.
- Control boards on older units. On very old mini-splits, boards and sensors can be hard to find, which changes the repair-or-replace math.
What happens on a mini-split repair visit?
A mini-split repair visit runs in this order:
- Tell us the symptoms. When you call, tell us the brand, how many indoor units share the outdoor unit, and any code or light pattern. That decides the parts and the code table the technician brings.
- Check the basics. The technician checks power, the remote settings, the filters and whether the outdoor unit is running.
- Diagnosis. They read the stored fault, test sensors, the capacitor and contactor, check refrigerant pressures and temperatures, and look at the coil, blower wheel and drain.
- A price before work. You get the cause, the fix and the price, and we tell you whether a cleaning alone is likely to solve it.
- Repair, clean and test. We make the repair, clean what needs cleaning, run the unit, check the air temperature at the head and confirm water is leaving through the drain.
What does mini-split repair cost?
We don't post one price for mini-split repair, because a filter and coil cleaning and a board replacement are very different jobs. You get the price after diagnosis and before any work starts.
What moves the price:
- Cleaning or a part. A cleaning, a drain clearing, a capacitor and a control board are each priced differently.
- Refrigerant work. A leak search, flare repair, nitrogen pressure test and recharge takes longer than an electrical repair.
- Number of zones. A multi-zone system with four indoor heads takes longer to clean and test than a single wall unit.
- Access. A head high over a stairwell or an outdoor unit on a roof takes more time.
- Parts. Brand-specific boards and sensors sometimes have to be ordered.
Maintenance plan members get a repair discount and priority scheduling; see our maintenance plans. For replacement planning, see the heat pump cost guide.
Should you repair or replace your mini-split?
Repair is usually right when the problem is a drain, a sensor, a capacitor, a fan motor or a cleaning, and the compressor is healthy. Replacement is worth discussing when the compressor has failed, when a coil leak keeps coming back, or when parts for an older unit are obsolete. On one older system in our records, the technician replaced a failed control board and noted that most of the unit's other parts were no longer made, so further failures might mean replacement.
When replacement makes sense, see ductless mini-split installation. Financing is available through Rheem KwikComfort, with credit provided by Synchrony Bank, subject to credit approval. See financing for how it works.
What does a mini-split maintenance visit cover?
A maintenance visit is more than a filter rinse. On each indoor unit we clean the filters, check the coil and blower wheel, flush and test the condensate drain, and check the louvers and remote. Outdoors we clean the coil, check the electrical connections, the capacitor and contactor, the fan, and the line set insulation, then check operating pressures and temperatures in cooling, and in heating on heat pump models.
We do the same checks on our HVAC tune-up for central systems, and we can do both in one visit.
Why service the mini-splits and the central air together?
Tip from Waseem Shahzad, Lead Technician: if your home has mini-splits and central air, have them all looked at in the same spring visit. At a Kings Park home this April, Waseem did the cooling maintenance on two mini-split indoor units, the outdoor condenser they share and the central air system in one trip, and everything checked out before summer.
Between visits, you can rinse the indoor filters yourself and keep leaves and grass clippings away from the outdoor unit. Leave the coil chemicals, blower wheel cleaning and drain clearing to us.
Is it a heat pump problem or a mini-split problem?
Most mini-splits are heat pumps: they heat in winter as well as cool. Winter faults like icing, defrost problems and no heat are covered on our heat pump repair page. If your unit shows a code, check the mini-split error code guide first, then call us with the code.

Mini-Split Repair: Frequently Asked Questions
How much does mini-split repair cost?
It depends on what failed. A cleaning or drain clearing, a capacitor, a sensor, a leak repair and a control board are each priced differently, and multi-zone systems take longer to test. We diagnose first and give you the price before any work. Maintenance plan members get a repair discount.
Can I clean my mini-split myself?
You can clean the filters: slide them out, rinse them in lukewarm water, let them dry and put them back. Don't spray cleaners into the unit or take the cover apart. The coil, blower wheel and drain need the right chemicals, a wrap to catch the runoff and care around the electronics.
Why does my mini-split smell musty?
Usually mold or slime on the blower wheel, the coil or in the drain pan. It builds up when the unit runs in humid weather and the drain or filters aren't kept clean. A professional indoor cleaning of the coil, blower wheel and drain usually clears the smell.
Do you repair mini-splits K2 did not install?
Yes. We repair and maintain ductless systems whoever installed them. We work on Fujitsu, Daikin, Bosch and most other major brands. A photo of the outdoor unit's nameplate sent ahead of the visit helps the technician bring the right parts.
Will the manufacturer warranty cover my mini-split repair?
Parts coverage on mini-splits often runs longer than labor coverage, and some brands shorten it if the unit was never registered. Send us the model and serial numbers, and we check what's still covered before the repair, so you know which parts are covered and what you'd pay for.
How often should a mini-split have professional maintenance?
Once a year for most homes, ideally in spring before cooling season. Units that run year-round for heat, sit in dusty basements or serve kitchens benefit from more frequent filter cleaning. Our <a href="/maintenance">maintenance plans</a> include mini-split coverage.
